About the Role
CBRE Global Workplace Solutions is seeking an experienced Facilities Manager to lead the operational delivery of integrated facilities management services at a key client site in Warsaw.
As the Facilities Manager, you will have overall responsibility for the day-to-day management of the facility, ensuring the effective delivery of both Hard and Soft Services, compliance with health, safety, environmental and regulatory requirements, and achievement of operational and financial objectives. You will lead the on-site CBRE team, manage vendor performance, oversee site budgets and P&L, and act as the primary point of contact for the client, ensuring service excellence and a strong customer-focused approach.
This role requires a proactive leader with strong operational, financial, and people management experience who can drive continuous improvement while maintaining a safe, compliant, and high-performing workplace.

What You Will Do:
- Lead the overall operational management of the Warsaw facility, ensuring seamless day-to-day service delivery.
- Manage, coach, and develop the on-site CBRE team, driving high performance and engagement.
- Oversee the delivery of both Hard and Soft Services, working closely with the central engineering team where required.
- Build and maintain strong client relationships, acting as the primary point of contact and ensuring high levels of customer satisfaction.
- Monitor site KPIs and service performance, implementing corrective actions and continuous improvement initiatives as needed.
- Manage third-party vendors and service providers, ensuring contractual obligations, service standards, and compliance requirements are met.
- Identify opportunities for operational efficiencies, cost savings, and service enhancements that add value to the client.
- Take ownership of the site's financial performance, including budget management, forecasting, accruals, invoicing, and P&L accountability.
- Support procurement activities, supplier selection, contract management, and strategic sourcing initiatives.
- Ensure accurate maintenance of site documentation, asset registers, emergency plans, compliance records, and management reports.
- Drive compliance with Health, Safety, Environmental, and Quality (QHSE) requirements, including incident reporting, audits, and emergency preparedness.
- Proactively manage operational risks, resolve complex issues, and collaborate with regional stakeholders to support overall account performance.
What You Will Need:
- Bachelor's degree preferred, with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. A valid driver's license is required. Facility Management certification is preferred.
- Experience managing facility operations, including vendor and service provider management across soft services (e.g., cleaning, security, waste management, and reception) and hard services.
- Previous people management experience, including team leadership, coaching, performance management, and staff development.
- Experience monitoring service delivery, tracking KPIs, and driving continuous improvement initiatives.
- Experience in staffing, selection, training, development, coaching, mentoring, performance management, and employee retention is preferred.
- Fluent in Polish and English, with the ability to communicate effectively with clients, vendors, and internal stakeholders.
- Ability to communicate sensitive, complex, and challenging information, set performance expectations, and effectively resolve issues.
- Strong leadership skills with the ability to motivate teams and drive quality, efficiency, and operational excellence.
- Excellent organizational skills and a proactive, solution-oriented mindset.
