An established and rapidly growing property management business is seeking an experienced Senior Residential Property Manager to oversee a residential portfolio and play a key role in the ongoing development of its property management division.With residential and commercial portfolios across South East Queensland, this specialist property management organisation is experiencing significant growth and offers genuine long-term career progression into leadership opportunities as the business expands.
Your new role
Reporting directly to the business owners, you will take ownership of a residential portfolio while supporting operational processes and junior team members.Key responsibilities include:
• Managing a residential portfolio through the full tenancy life cycle
• Overseeing arrears, lease renewals, rent reviews, inspections, maintenance and vacates
• Building and maintaining strong relationships with landlords and tenants
• Managing complex tenancy matters, disputes and escalations
• Maintaining accurate records and compliance requirements within PropertyMe
• Providing guidance and support to Assistant Property Managers and administration staff
• Identifying opportunities to improve processes, workflows and service standards
• Assisting with onboarding new properties and acquiring rent rolls
What you'll need to succeed
To be successful in this position, you will demonstrate:• Proven experience managing a residential property portfolio independently
• Strong knowledge of Queensland residential tenancy legislation
• Exceptional stakeholder management and conflict resolution skills
• Highly developed organisational and time management abilities
• Current Queensland Real Estate Registration Certificate or Licence
• Current driver's licence and reliable vehicle
• Experience using PropertyMe (preferred)
• Previous mentoring, coaching or team support experience will be highly regarded
